2001 0 Supreme(AP) 560 : When the boundaries of a land covered by a registered sale deed are specific and clear, a wrong mention of the survey number or door number of the property is of no consequence. Boundaries prevail over the extent and survey number mentioned. If a plan is annexed to the sale deed and clearly shows the dimensions and boundaries of the land sold, and the deed contains a recital such as ''''more fully described (or delineated) in the plan annexed,'''' the plan becomes an integral part of the deed. Therefore, even if the boundaries are described as ''''neighbour''''s land'''' without naming the neighbour, the boundaries are considered clear and definite when the plan accurately depicts them. However, if the plan does not contain the details of the neighbour''''s land or the boundary as such, the boundaries cannot be said to be clear. Additionally, if the plan is not produced despite a recital in the deed referring to it, the document is treated as inchoate and cannot be relied upon.
